My expectation is that rents will be flat this year for the most part, and then pick up steam over the next 2-5 years once we get the apartment inventory cleared out. 

Im brand new to the world of real estate investing, spending any time i get learning about investing and i am eager to purchase my first rental property and scale up from there.

So needless to say that I need the rents coming in. my problem that I have is that one of my first tenants brings his girlfriend over every night and they argue by slamming doors and disturbing my other tenants.

Done correctly, you will NEVER spend $ without a direct ROI connected to/from it.
