@Will Grabert I haven't found any good deals that fit my requirements since August, I will add that I have very high standards for my acquisitions so I'm probably not going to see many more opportunities in the current investment climate.

If the property doesn't pencil out at 15 years, then perhaps you'll find a better opportunity elsewhere.

Also, the learning opportunity will be priceless... you will be waaaay ahead of the game.

There are other parts of PG County you may want to look at, where the opportunity to add value is there but don't expect them to be plentiful.

@Tiffany RalstonWow, this sounds like a great opportunity to get into a deal you might not be able to do on your own...Whenever dealing with partners, I think that a partnership gone bad can ruin a great deal, so be sure to cover your bases on that end even after confirming this deal is  a good one.
