When you are obtaining loans, don't get creative.

This may cause you to get less favorable terms, rates, or lower LTV's when trying to obtain financing.

As an investor is it important to obtain a real estate license first to avoid "broker" like actions when making a deal?

In my limited experience I would think though that this would appear on the tax assessors website as it does with other unoccupied properties that I have looked into.Just wondering if anyone has any suggestions as to where to look to obtain more information on ownership of this property... town clerk's office, perhaps?

You first have to obtain one from the court, and then you just file it with the county Recorder's office for the county where their property is located.
