Look to see what nearby comps are offering, and try to match them.

Prices are going to stay stable and continue to rise for the next 8 years here, low inventory, few rentals available, the huge growth with new passenger terminal (Paine Field), Las Vegas-style bowling alley being built nearby, Pacific North West largest water park being built at Quilceda, and the new Arlington Manufacturing Industrial Center hub consisting of 4,000 acres pushes RE steadily up.

.- build front porch + railing + paint- tile upstairs bathroom, install vanity and fixtures- tile downstairs bathroom, finish creating shower enclosure- tile kitchen backsplash, finish putting in cabinets- tile kitchen and basement floors + steps- stain hardwood floors (already sanded ready to go)- install crown molding throughout- install various baseboards, railings, etc- paint entire interior- rewire one conduit (was in a closet we ripped out, so now it needs to be relocated to a nearby wall)- fix fences and stain back deck- landscape front and back of propertyThis project needs to be finished quickly so someone who can get to work this week would be ideal.  

Then you can reline the pipe to address the areas being infiltrated by the roots.Just the hydro jet could buy you some time The pipe relining is not cheap but no need to dig up the floor.It's also not perfect but you can remove any nearby trees.

I *think* that even if I had MORE than the 25K in 'losses' that I could not write off in the CURRENT year, they can still be 'stockpiled' for lack of a better word to either deduct against future profits or when I see to help offset capital gains.I *think* from how I read it, even if a person had such a high W-2  that they could not take ANY passive real estate losses, even they can still 'carry those losses forward' to offset future gains from operations or sale of the property.Hope that helps, Dan Dietz

The reason I started this thread was to find where are the best spots in the city to invest, not outside the city or nearby towns, but inside the city.

This is an unfortunate conflict, as I would have liked to attend the mixer in Burlingame.Regardless, please give me a heads up if you are planning to be in the San Jose area, or anywhere near by.
