What we did when we used up all of our own capital was to seek Partners (not lenders) to invest with buy-n-holds over the 'long term', which to us is at least 10 years by using a '50-50 partnership'.

Hi, i am planning to do an investment in atlanta area or in neighborhoods. i am not sure if buy n flip or rental property or house hack will be benefecial. i have good credit score of 8 and have 50k cash... what are the goid areas in atlanta to target?

Of course you will have your flipper fill out a seller's disclosure when listing the property, and there is a box on there to check - Aluminum Wiring Y/N....Last item - aluminum can be difficult to insure so could give a buyer pause.I think most retail buyer's won't have a clue about copper vs aluminum and a lot of agents won't either, so a lot will come down to how you present that on the back end.

Although I’ve never been in the fix n flip business, a friend of mine was heavy into buying SFR at auction in Arizona in 2009-2013.  

Hey guys I'm new to buy n hold investing and I'm looking to get my first property in Vegas as a house hack with a 3-4 Unit Multi Fam.

We run a successful fix-n-flip and buy and hold business in Phoenix, AZ but I still work at a high end steakhouse 2-3 nights a week to qualify for my HELOC’s, line of credits, etc.
