Because the loan is commercial with a smaller loan amount you'd likely see a rate from the mid 8s to the mid low 11s which covers a broad spectrum of programs.There are also some wholesale lenders that do cash out no seasoning loans.

Golf courses and Ski Hills have the same problem (at least here) - both are seasonal businesses and weather dependent (Ski Hills in particular).
