I can tell you what NOT to do: DO NOT spend $20,000 or more for guru mentoring.

I want to meet people who would be open about their financial situations and maybe even mentor if they are more advanced and share knowledge.

You may also find a local coach or mentor that may be able to help you expedite your learning curve should that be something of interest and within your financial capability. 

They don't have the greatest splits for brand new agents but they offer a nice mentoring program and once you have 3 deals under your belt the splits are great.

My husband & I are looking to get into real estate & David Lindah Re Mentor program caught my husband's eye.

I would focus on education and reading/mentoring/job shadowing as much as possible!

So yes it does include taxes and I subtracted 15% for expenses, capex, and vacancy to total 15%. we just got a new roof, new wh, and ac just got an overhaul maintenance on it so it's all good...I have my mentor doing property management and I trust him.
