If I rent it, it won't cash flow more than 2%, which is sort of ok as my goals is creating a portfolio of additional income for retirement (12 years from now)  If I sell it I will likley lose a little money ($5-$10k) I Used a VA loan to purchase zero down and will be living in it for 24 months while I do the rehab.purchase price $330K, rehab $15k, Estimated ARV is $370k.

@Shivani Kumar With family that has a portfolio in the suburbs my observation is that the market is too saturated.

Closing had some hurdles...but they had a vision for their portfolio (and within reason) were willing to get creative and stayed tenacious when the transaction got challenging. 

I do want to own properties and build a nice portfolio.

With my first property, I have a property management company handle everything there so this research is new to me. 

@David BunchIf you're just getting started, manage them yourself.

Start with something that needs light to no rehab, get a tenant in there and understand how to manage a property and the true cost of ownership.
