The seller had a realtor and we decided to use the sellers realtor to represent us as well as part of our negotiating strategy as that saved the seller half to commission. 

My partners have different avatars which represent the demographic they naturally appeal to and that's where they focus. 

We held the lien for several years, interest accrued, we learned more and got a lawyer to negotiate the terms for us.

I used legal zoom to form my LLC, it works to get started off but when you're net worth is higher, I'd recommend reconstructing your LLC through a lawyer.
