I am working my numbers for buy/hold/rent a SFR in Warren, Michigan and was wondering what common practice is there for paying things like utilities/snow removal/landscaping/etc. 

Property condition: Assess the condition of the property, including the building exterior, landscaping, and common areas.

We also, installed drought tolerant landscaping to save on water and maintenance.

Landscaping, snow removal, maintenance, etc depends.

I cleaned it up and added some landscape to the small, barren back yard.

I am building a hybrid hotel/apartment community with pool, gym, laundry, and outdoor courtyard on site...and located near hospitals, shopping, and transportation corridors to major job centers (corporate HQs). 

Improved landscaping and hardscape to provide beauty and privacy.

This would have the power to close the supply gap, but will also change the RE landscape to less SF and more rentals and condos.

Expense are Mortgage, Taxes, Insurance, Utilities, Water/Sewer, Snow Removal, Landscaping, Maintainece, Cap Ex.

Purchase price: $243,000 Cash invested: $65,000 Sale price: $500,000 The property 4/2 with a sunroom 1546 sq ft 8800 lot was very neglected for about a year before I came into the picture and everything had to be gutted from landscaping to paint flooring and everything in between.
