Also I am looking for some landscaping recs. 

You get more and more oil stains, trash and/or grass in the landscape rock, more vehicles that never move, window heat shields made of newspaper or aluminum foil.

Our property management company has been trying to market it and it's costing us a lot each month with the mortgage, the landscaping, the pest control, the property management fees, the HOA, etc.

My name is Brian and I just moved from Orlando to Tampa (wife is going to USF for Nursing and then hopefully NP school) The house pictured is my first flip, it is still in Orlando (There will be landscaping when done if you were going to say it looks bare). 

My guess 60 - $70,000. does the place need siding, windows, roof, landscaping ?

We demoed out the old flooring throughout the whole house, countertops in all bathrooms and kitchen, removed the old appliances, and did a lot of landscaping cleanup including the removal of a few dead palm trees out front and tossing the old fence.

It's in a quiet neighborhood that has mature landscaping and even has sidewalks.  

Would redoing the bathroom be one of the best way to increase value or would something simple like a new front door or better landscaping work. 

Several reasons not to put all 1000 out on one night; landscaping crew could follow and take them down, city will get VERY irritated (they seem not to get too mad if you put out a hundred every few weeks), and it will take you approximately 20 hours to complete (takes me about 1hr to put out 50 signs). 

What we normally do is to add value to the property before levying increases to the tenants, whether it be flooring, landscaping, etc.You have to put yourself in their shoes for one moment.
