I have been thinking about covering the hardwood with LVT since it would be the same floor all over the house instead of having lvt next to hardwoods and LVT is easier to clean/maintain.

My main concern would be the vacancy between tenants, and cost associated with a tenant moving out like paint and cleaning.   

My wife and I are looking to buy a home next year and ideally would like to find a lease with an option to buyWe spoke to an agent and he said they could approve us as soon as we have two years of taxes for our cleaning company and we’re halfway through our second year now so we’d like to rent the house we finance basically is that something you guys would find realistic?

In my initial networking leap forward here I'd like to offer up my knowledge of mold remediation, fire and water damage, carpet cleaning, and general contracting.

There are a lot of deadlines, timelines, deposits, inspection periods Involved that many do not even think about when starting out.

I haven't yet systematized cleaning and turnover, but I'm looking into it. 

We have relatively good systems for check in, cleaning, etc. but we need someone that can do occasional house checks, meet contractors if necessary, and respond to specific issues. 

I would like to start this discussion thread so others who are new can get our community's thoughts and opinions so it at least gives the newbies a real sense of risks that are involved with being successful in this industry.
