I'd prefer my property manager bring in a new tenant, but he seems to have a firm hand so hopefully the current tenant isn't going to cause me a real headache.LINK DELETED BECAUSE IT HAD ADDRESS IN TITLE - Wish BP would let me delete the post and start over (sigh...).Details: Just under 1k sq foot, current lease is $900 a month, last year's taxes were about $64 per month.

So additional 800-1200 for those so we have the permission to use and modify them We had a non compete contract we had to enforce was told by 2 law firms it would cost about $7500 to get a injunction and about 45 days to do it.The other side had lots of money and thought they could make it to expensive for us to continue $28,500 in attorney fees and 9 months we won.

Unless you want to start your own management company from the ground up I think it's a losing proposition on your pay per hour, legal liability, and overall stress.Find a reputable property management firm before going any further.

I've seen this scenario play out where the architectural plans and filing/permitting was including within the Contractor's cost (and not a Design-Build firm) and you'll always have a go-between and will never have access to the "architect".

a good tenant is one who can and will pay their rent and can prove it with references. be careful of the tenant that shows up with a fist full of cash and wants to move in today and they are have a U Haul attached to their car and 5 kids are bouncing off the wall in your newly painted apartment, their car looks like a dumpster and they are vague about the telephone numbers of their last two landlords.
