I was originally going to make this just asking for book recommendations (which I still would definitely like), but ill take anything.

I recommend checking out @Brandon Turner's 'The Book on Rental Property Investing'.

After listening to the podcast and reading as many books as I can get my hands on, I'm taking Brandon and Josh's advice (which is always awesome coming from them) to analyze deals in my area to get a sense of the market and what constitutes as a great deal. 

I will probably just buy another cheaper vehicle if this one get damaged beyond repair.I look forward to reading @Scott Trench's book "Set For Life" that speaks on living below your means in a similar way.I believe the key is to live as frugally as you can now and don't increase your living once your income increases and your wealth with grow exponentially from there.

Because the LA market is so insane right now I've started looking in central California (Fresno, Merced, etc), the Sacramento area, and have also considered out of state (I've already read @David Greene's great book on out of state investing). 

So far I've been reading BP, listening to podcasts, reading books, and added real estate as a second major.

Ellen, this was a topic discussed on the recent podcast with the CPA speakers who wrote the book on Tax Strategies for RE Investors.
