As far as building the actually list or lead generation I would consider doing this by going to Investor events in your local town ( Belly to belly) There is nothing better then getting face to face with a prospect.

My team and I have a virtual assistant team helping us on our day to day tasks from lead generation to transaction coordination.

Most of the 4 units are generating a substantial amount of income ($45-60,000), and there are defined limits on the income the property can have in addition to the income you have as a borrower.

I am currently looking for ways to send out direct mail to a specific type of lead. Once i get a list of targeted property owners names, physical and site addresses etc... what would be a good service to use  where I ...

- Length of time to develop, likely at least 7-8 months.In the area where we develop with land & build costs what they are today, I cannot build a four-plex and make the the numbers work as an investment, even with me acting as the GC & keeping costs in-house.I can buy an existing property, rehab it & get it rent-ready for less initial investment, more importantly less time to start generating rents.Land/lots we bought in foreclosure from banks during the recession penciled out for this investment, but no longer the case these days due to land/build costs.Best of luck.

Does anyone have any experience with lead generation website?

The arrangement works great because I generate monthly cash flow and my friends/roommates pay less rent compared to our previous apartment.Over the next couple of years I plan to grow a portfolio that includes multiple properties (single-family/duplexes), which will be occupied by various tenants (aka not close friends).

Until you can hire people, I always say to triple down on the activities that generate revenue.

More than anything, timing isn’t right for me as I’m starting a side business that will hopefully generate a fair amount of income that I intend to invest in RE.
