Would it be smart to train him and have him educate his self on the subject?

I want to be sure to address the right points in the video and also know what to research on a daily basis to be educated on what's happening in my area.

If you're going to manage for others, I highly recommend you read up on the laws and educate yourself on best practices.You should have a written management agreement between you and the client (Landlord).

Scarily, people actually do this, some because they like/want to and other because this is what some financial planning education teaches.Of course, I look at your OP and you said you are using a LLC and need to discuss why. 

I would just think of it as buying an asset with the option available someday to give it to a child as a stream of income, or refi/sell it for the cash for your kid to use for education, business, or a home.

I would have killed for a free education.
