JV would also be ideal, and I have approached some builders with that offer, but business is booming and so far no bites.I won't bore you with the details, but TH is definitely the way to go.

If I would've discounted this area because it wasn't "ideal," I would probably still be looking for a property and not finding one.

Ideally an LLC is best business practice for holding your properties, but the best terms are in your personal name.

While it was not ideal, I got all four of them rented out by Jan 1I would be more concerned with the quality of the deal.
