Depending on the zoning some districts require minimum sq ft which easily exceeds say 1 or 2 containers for example.

It depends on the particular county, as various providers have different "depth" (years of history) for each county, you'll note that transfer date for example becomes almost worthless at some point (when you exceed that providers depth in that county).

. - at a minimum, most underwriters will require a 4-point inspection (plumbing, electrical, roof, & HVAC) before issuing an insurance policy.In some cases, you may be able to get a "liability only" policy that would provide some protection and a duty to defend in the event of an injury or other incident on the property, but you run the risk of an award exceeding your insurance limits and dipping into (or at least tying up) your personal assets, making the LLC or other legal entity even more critical.In my opinion, if you are serious about moving forward as a rehabber or landlord, the expense to form an LLC or corporation is minimal and should be one of your first moves.Previously posted elsewhere:"An LLC is more for asset protection than tax advantages (though it may provide some tax benefits if you opt to tax it as a corporation...talk to your accountant).Example: Contractor falls off the roof and breaks his leg at your property.

The situation is the way it is because households are still rebuilding their credit and rates are very low, and once credit is rebuilt the cost of owning can exceed that of renting, especially with higher mortgage rates.The economics at $750 are different: the tenant pay does not have access to credit, he does not want to take care of a home and will let not fix leaks or change aircon filters.

Good luck. 10-15% on a syndication for me is not attractive because i believe i can far exceed those returns on the right deals ( and i believe any smaller investor , especially in the sub 1M space can ) if they work hard enough and become knowledgable enough -you might have to tweak your asset class strategy and what markets you are in though )

The typical width for a double wide is 28' x (your choice) this is because they are transported by semi truck, anything wider requires special transport i.e. wide load chaser cars and longer transport and setting because they exceed average street/highway widths.

One more perspective, the reason the duplex is better even if it cost 20k more is that the income production far exceeds the small increase monthly mortgage payment.

My combined return on “cheap” (compared to what you’re likely paying) is exceeding 20 percent (this includes cash flow, appreciation and loan paydown).
