Make sure you have a succession plan for your rentals/investments/family, and take the time to enjoy each and every day. 

Just the ability to show up each and every day and give your employer an honest days work will net you more than minimum wage.  

There are so many great minds here posting great content every day. 

The best realtors have aligned goals, if the realtor is just looking to make an easy commission (which is most), then their value diminishes every day that house buying technology increases. sorry for the rant LOL 

I'm getting closer every day to having my ducks in a row and start investing.

The every day person reading his book, are not in the same financial position he is.Btw, Ive invested multiple times out of my own market, but for me if a deal goes south, its not a big deal because I can just throw money at it.

The idea of self managing a property and seeing it every day was losing its battle in my mind.I kept thinking where else can I invest with cheap homes and cash flow?

I am working on my third deal now and every day think this is going to lead to financial success or ruin, but also realize that 2 years ago I had nothing to worry about but also nothing to get me out of what I am tired of doing. 

Every day you wait is a day of lost rent.Talk to previous landlord in person (check tax records).
