While the state is tenant friendly, eventually they will be forced out and at that point it will be without the offer you gave them and with a black mark on their record making it harder to find another place.Since you are looking at flipping the property, you need them out to do the work and I would discuss that with them - not the flip portion but the work that needs to be done and can't be done with them in it. 

I understand that reading is valuable, which is why I'm curious to know which book you would recommend for a beginner like me to start with.I have yet to buy my first property but my goal is to house hack every year,  while buying and renting properties to hold long-term until my portfolio brings more cashflow than my W-2 job.

Are they on the hook for 30 days of rent starting from when they called me, or since their lease ends in two days are they good to go without any additional fees?

Get the house in top shape from the start, and make everything as automatic as you can. 

Eventually, it will be worth it to ditch it and do more of what you love, but for now your plan is perfect.
