Most major management companies offer this anymore so it will eventually become unusual to not accept rent electronically, it is more convenient for everyone as long as all parties know what they're doing.

I reached out to Clayton again and was told that Oceanpointe was basically not following through with any renovations and that HE was going through with developing a property management company (Blue Sky) to transfer the property and complete the renovations that weren't done by Oceanpointe.  

Eventually you can pick up the phone and the lender will gladly finance 100% and quickly once you build a good successful track record.

We've got a University in town and a ton of new businesses and housing developments are going up left and right.

In my opinion  the agressive apartment building will eventually catch up to the demand and single family homes would be the safer bet. 

Hell, they may list their unit for rent on Craigslist for weeks before eventually dropping the price later because it's too expensive and they aren't getting applications.Rentometer, as far as I understand, uses data from rented units. 

You will eventually have some major repair or replacement needed.
