If you don't have much equity and the house doesn't cash flow, you are then really banking on appreciation, and that's a gamble in my opinion.

My advice even though you didn't ask, is to start off slow and make sure real estate investing is something that you're going to enjoy, be good at, make money at and have a true desire to be apart of.

They collect primary data from courthouses, mortgage companies, etc. and they cross-reference that data which allows you to pull records - for example - of only absentee owners with 40% or more equity, etc.FYI -You might enjoy this free REI education video: Creating Campaigns that Fit Your Budget.

My husband is a pilot, air based are hard to totally close because there are not a lot if town that enjoys the "sound of freedom" that f-18 make.
