Always document, have them sign an addendum to the lease if it all possible with a very short description of mutual agreement termination (no need to be specific here, I would suggest just termination dates by mutual agreement... period).   

The good news here that I failed to mention is the tenant's lease is up in three months, which doesn't mean they will move out but I feel there's more of a chance they will.

Always read your loan documents to get the most accurate information.

Just ran into this in Swissvale 2 weeks ago, but luckily the changes to zoning were easy to prove and the borough found documentation that predated the change (it just happened to not be computerized though, so took digging in old filing cabinets to find). 

I understand that to be the case as well, I'm just not sure if anyone can recommend a way to get that document created for my deal specifics.
