I'm unable to recreate this issue, but I'm having my calculator developer take a look at this.

He can also provide suggestions of how to repair any credit issues to try and bump those scores to the next tier.

Additionally there is an issue with the subfloor in the bathroom and it is no longer safe to use the restroom.  

My current tenants brought the issue to my attention about 4 months ago and I have not been able to find a GC to work with...don't return calls, wont do estimate if I'm not on premises etc etc....Tenant gave notice 6 weeks ago that they are moving out end of Sept, so tried some more GC and nothing.... then Harvey hit.....So now I need a GC to do a remodel at the end of Sept with me managing it from CA......at a time when the GC work is in high demand....I have a few other calls in but nothing definitive right now...... looking for other referrals....

As long as it is a cash flowing property that doesn't have too many problems(plumbing issues, a major foundation issue(all houses settle over time, but some house are built on very poor soil), and as long as you don't have issues finding new renters(takes months and months).  

States the report shows a handful of minor issues but nothing of major concern. 

The bigger issue will be increased insurance costs that will make investing in rentals far less financially attractive. 

I'm the same way where I self manage and wont see too much maintenance issues (hopefully) but I still put those in there for a worst case scenario kind of thing.
