My Florida people, where have you found a solid rental lease for a year to year agreement? 

If you're looking for buy and hold properties it's a solid pass for me.

There could be any reason a deal dies, I wouldn't necessarily consider it a fault of the house without a solid reason of why (I would guess your agent has at least tried to find out).

Here is a solid structure to consider- create a holding LLC taxed as a partnership (you own this entity, and it is set up in a state with anonymity to keep your ownership private) this LLC will hold special purpose disregarded LLCs set up in states where your real estate is located. 

It is an excellent time to invest in emerging C class near downtown, especially where you find super solidly constructed smaller homes dominating the landscape (1950s, 1960s).

@John Teachout I think that’s solid advice about taking over a property with tenants in place.

We just need to take extra time and precaution to vet lender and buyer to make sure they are solid before entering a contract. 

The cash-flow from the properties will offset some of it but that's assuming you bought a good deal have solid cash-flow + reserves for each.
