This works where I am because we don't need attorneys for closings, it is usually handled with the title company and real estate agents in one of their offices (if you are doing cash), or in a local title company office if you are getting a mortgage.

I can see through title when the lien was taken and how much it was for, but how do you find out what the payoff amounts are?

Look at square footage, what the other houses have that this does not etc. 100k ARV with 15k in repairs I'd buy it for $53k   If you're using Brian's formula you'd need to be at 45k ( if you want to make 10k on the deal) The buyer would only NET $92k if they sold it on the open market and paid a realtor plus closing costs and title policy.

Your state may use title companies instead of attorneys, but that is more geared towards closing.

But now what, once the seller signs the contract do i go to a title company or do i wait and give it to a title company once i  i assign it to the  new buyer.
