I have a potential wholesale, what now?

So after several weeks of tedious work, i finally have someone that wants to sell their house in the LA area of california.  I have my purchase contract and within it i have everything i need and made sure to make it assignable. But now what, once the seller signs the contract do i go to a title company or do i wait and give it to a title company once i  i assign it to the  new buyer.  Thanks
