In that room, they have a hot water heater in one corner, a washer & dryer in another corner, and in a third corner a bunk bed where two children sleep.Obviously, this is room is non conforming, although the property is legally three units.

If that still doesn't work, then they'd look for slightly different homes and make adjustments based on square footage, # of beds/baths, garage, pool, etc.So my first advice is: find a realtor who knows the area, and get them to pull comps from the MLS using the above approach (and not using an automated valuation tool).Only once you're fairly certain of the ARV are any of your other questions even worth considering.

So a triplex consisting of all 1 bed 1 baths receives a bill of $39,588 (amortized over 30 years) and incurs a monthly bill of $93.00 but yet a SFR that has 3 bedrooms and 3 bathrooms is only subject to $15,000 (over 30 years) and a $41.00 monthly sewer fee.
