Personally I think the strategy is great with regards to rehab, and I have bought a house before with a credit card, but I also had a ton of liquidity and lots of simultaneous projects and it just made sense - and I didn't pay any interest other than 1% to do an 18 month no-interest, which gives me an effective rate of .667%, or just about free.

I always avoid weird layouts for potential purchases, as the additional time and reduced rent makes the deal not so good if you are realistic about your projections prior to purchase.

Hello all, I am making my first home purchase (a bit of a fixer upper) and would like to include a clause in the escrow agreement that allows me to back out (while recovering my earnest money) if the inspection finds any major (as in, cuts the projected home value in half and makes the deal non-viable to me) problems.
