I've heard Stessa and Buildium for the most part but find it's actually very difficult to use for the average small scale landlord (I have 7 doors)The cost of Buildium I think is way too high for the small scale self managed landlord like myself. 7 units comes to $55/monthAs for Stella, the UI isnt the greatest and probably tailored for more property management companies, and the accounting features are rather lacking for Canadian tax laws.

If you sell now, that is correct; but if you turn it into a rental and haven't lived in it for more than 2-3 of the last 5 years, you pay capital gains on all of the profit (assuming you are in the US, Canada works differently).

But it can be done and whether you'd do it, where, what kind of properties you'd buy, ... will depend on your objectives, financial resources, knowledge, connections, ...Also, opportunities can be very different from country to country and within the same country, as it is within the US.Financing could be different, when available, but a 100% cash investment can be more profitable than in the US, especially given the high interest rates.My best advice is to be clear about your objectives and narrow down your options.
