@Terrence ConleyI have not tried but I plan on using cozy for rent collection, For rents in your area I would reccomend, going on Craigslist and typing in your area with same number of bed/bath and within a 1 mile zip code.

It seems pretty straight forward, request and escrow account, have the investors formulate an agreement for  property manager to draw funds and have an agreement signed between investors and property manager (Who will be collecting monthly rents).  

The total CASH collected in the month from the 1st-31st of a month no matter what the money is for (past,present,future rent, etc.)  2.

Ask at Home Depot or Lowes...if you go early in the morning, you can collect @ least 10 cards..Vetting before selecting is critical...GL

How many units are you servicing,, you could lease the washer / dryer from a coin op center, they do repairs and charge you a fee for service, you collect the money.. not a huge money maker but no headaches and no repairs. 

The only one who wins is you when you collect your commission and slink away. 

Have you considered the tax consequences of collecting rent (from yourself) and filing the Sch-E form?

You might still owe $400/M in rent, but you get someone paying a large portion of your mortgage.You get experience with tenants, small maintenance projects, leasing, collecting rent etc. 

Cozy.coCozy does tenant screening ($40 application fee for a tenant credit report and background check) and does rent collection for free.

I honestly don't really understand why not, but whatever.So I have been just collecting rent from one property and had about 7k save up from last ~ 10-12 months.
