Title Company Escrow Account. What's been your experience

Hey Bp'ers,  So I've put together a deal for a group of investors which will be closing on Friday 3/10 and during our conversation I learned that they would like to have the expenses such as Vacancy, Cap Ex, Maintenance etc... Escrowed in an expense account with title company.  

Curious to know what experience you guys have on the subject and if there is anything specific I should be asking the Title Co?  It seems pretty straight forward, request and escrow account, have the investors formulate an agreement for  property manager to draw funds and have an agreement signed between investors and property manager (Who will be collecting monthly rents).  Is this the gist of it or am I missing something?
