Investors have no control over the management of these companies other than voting for the members of the board of directors (which is usually a rubber-stamp process).Cashflowing real estate is subject to the risks in the local economy, but investors have control over the properties they own.

Could it be a boarding house, especially if there is demand from college students?

I believe this would apply across the board for FHA guidelines, but we are required to live on-site for 1 year... no sweat right.

Throughout negotiating we find out the reason they were fighting us is becausw they thought they were a second lien and didnt want to get erased, we had to inform them they were the first and after that things went a lot smoother.It sounds like you may be correct on converting to a single family, but i would need more details to be completely on board. 

Affordable jump into the market 65k ish is the price i'm looking and I believe it will still cash flow...Separate utilities across the board.

Hello BP members, newbie in REI needs help and advice....I was driving for $$ and came across this boarded up vacant property. 

I would be very careful about the HOA fees if they are in the rental property... a lot of those HOA boards are just guys on power trips that may have a lot of restrictions or add new fees suddenly that will kill your cash flow.

So, it has inevitably (and organically) morphed into advice across the board, where applicable.Within one meeting, we removed one individual, simply because the schedule didn't match.
