Real estate agent classes will also teach you zero about investing, so I would get the license if you want to be an active agent.

I would recommend focusing in the B class communities so I would recommend having some boots on the ground.

These are the C areas and worse, working class, tenants who will never be able to own property, etc.Those areas can have the best returns because the demand is consistent but they have a stigma as "tough" areas (for good reason!)
