Rents are high, the market trending, inflation skyrocketing….every single one of those 160 properties are awesome deals and those owners have $10k-$50k in equity and double digit ROI right now.

The best thing they can usually do is give you insight based on previous transactions, negotiate in your favor accordingly, and give you input about trends in an area. 

While general real estate trends will tell you there’s a housing shortage, what that doesn’t tell you is how many of those needing housing are a good fit for your rental.

Interestingly, the states that most are flocking to now like TX and FL are the most vulnerable to temperature increases, and the states most insulated from this (northern states) have been being moved away from for years.A shift up in temperatures over the next few decades could flip the current migration trend and see people in the south moving north. 

I'd love to connect with others with a similar focus to share best practices, discuss market trends, get sanity checks on new projects, etc, etc.  

I've seen more market trends than most, understand the impacts, and love using all the new technology. 

Underwriting will be tight, but in many markets, the macro trends are pushing rents up significantly, so picking your markets is as important as ever. 

I am following market trends but only for a short period of 1 month.

Moreover, the trend appears to have gone upward through March, and will likely continue in the coming months.

I would pull some active listings to get a feel for the market trend as well but don't lean on that information with much weight.
