I plan on using primarily an SEO strategy until I make my first deal then I plan to reinvest into PPC.My wife and I are also walking for dollars around our neighborhood and plan to send out a direct mail campaign in the next week.

With more competition from ibuyers all the time you would probably see similar results with your own marketing campaign, especially when factoring in franchise fees.

Might get lucky with a heavy off market campaign, but you have lots of competition. $150-200k would be more realistic.
