Some of my wholesaling buddies thought that trying to sell at a not good enough for wholesale discount to buy and hold investors was a waste of time too...until I did it.The way I see it, if I can make a few bucks from making some phone calls, it's no waste of time.

If you ask for $1500 rent, I doubt any agent will want to waste their time for possible $150. 50% of 1 month rent is more realistic.

Include an option period in the contract so that you can back out at any time within X days of execution of the contract (the amount of time you think you need to find a buyer) and include in the contract an option fee that is not so high that you are going to take a big hit if you can't find a buyer and not so low that you are wasting the seller's time.
