I’ve been wondering about comps to use for the needing repair property and the remodeled one.I have made offer for two properties now and the cost for the recently sold properties in the neighborhood was too low as there maybe repairs needed but the leads I had was a remodeled one.How do we go about this?

A group of investors offered me $170K for it pending inspection.House #6 is a 2 unit property bought at auction in 2016 for $25K and another $5K in repairs.

Maybe the listing photos are ugly.Killer cash flow is contingent on renting something to someone (income) and the property not drowning you in repair bills (expenses).
