She is looking to remodel the kitchen by knocking down a load bearing wall, as well as move the kitchen sink/dishwasher plumbing from one end of the kitchen to the other (about 10 ft).

I would say the 3 failed floor joists usually doesn't manifest itself in the exterior walls.

The units look in decent shape, just all white walls, decent kitchens and bathrooms, but definitely not luxury appts.I figured I would get no appreciation, and was okay with that, since the cash flow would be between 600 and 800 a month, with a relatively small investment.

I was able to remove plaster on wall to expose bricks and i was able to strip the paint off of the existing banister/staircase to be repainted. 

@Shane Woods, it looks like you took the balls-to-the-wall home study approach knocking out the license course in 30 days. 

The bottom of the basement door is all ruted, the walls and especially all corners are wet.

Conceptual:  This house 1200sf house won't have any add-on's or wall knockdowns.
