I put a big scratch in one of my Pergo floors moving a refrigerator that didn't have a wheel (I didn't realize the wheel had come off) and after I touched it up with a paint pen I couldn't even figure out where the scratch was later.

Obviously Avery's podcast, book, and blogs on the Short Term Shop website have lots of valuable information and I have followed on researching the various softwares/processes/tools for automating and managing remotely, but would love to get some additional perspective or experiences before I jump in.Thanks so much!

Updates: New appliances, all new trim and paint throughout, new carpets throughout, remodeled bathrooms and kitchen.

We are entirely new to the process so we're leaning towards going with a GC to make things easy, but been reading too many horror stories, waitlists, delays etc.Some planned reno includes: kitchen and bathrooms, wall tiling, fencing, exterior & interior painting, window treatments.Thank you!

A rugged renovation (move walls, replace wiring, holes in roof) will likely require hard money or a renovation mortgage, while a light renovation (paint, replace flooring) won't require more than a regular investor mortgage.  

Currently appraised at 325 to 335k due to latest comps this year. 39k in Rehab for two new bathrooms/Deck/Floors/Paint/New Water Heater/Open Concept wall removal etcLooking to rent out for 1550/month. (~1101 mortgage/124 property management/191 taxes/2mil insurance coverage).

I don't see rates going up any time soon so wait and then shop around.
