I occasionally do contemporaneous settlement but that is only with large packets where I would struggle to fund the closing.In my market of Memphis homes sell for wildly varying amounts due to the circumstances surrounding the sale.

I still get the occasional call from a letter I sent out years ago.

Occasionally their speakers have something to sell but always educational and meaningful.  

We have a group of guys that get together twice a month, officially, and occasionally for lunch!

Wholesalers fail one or both of these tests.I am not exclusively a real estate investor; I am also a lender, syndicator, and financier and occasionally flipper, however I don't associate these activities as real estate investing, or owning a real estate investment.I think that experienced real estate people are frustrated by the success gurus have had at convincing people that armed only with the knowledge they gained at the guru's training classes they can earn 6 figures with limited or no invested capital as a real estate wholesaler.  

I've done deals on my own and don't "need" the coaching and I don't participate in the classes or coaching other than listening to some past conference calls occasionally or getting the occasional question answered.  

Economic changes do this occasionally.

When I owned 11 turnkey rentals in 2015, I experienced occasional losses on some of them for the annual basis, but overall, the performance was strong, and I earned good cash flow.
