I'd also suggest having in-person interviews (post screenings) as you can build rapport, not necessary just a suggestion.

I don't have a problem with Section 8 but I prefer multifamily over SFHs, so if it were me, I'd probably pull the cash out and use it towards MFHs to scale.

If it's a sub $100k property, I'd say expect 6%-8% depending on the agent (total fees, split between the two agents).
