I understand everyone's situation is unique and dishing out a couple extra hundred dollars a month on a rental property is certainly not on everyone's agenda or even doable, but I wonder how many others are thinking this way in the short term?

Hello,Over the past 2 years I bought three mobile home parks, and to make a long story short I was able to sell one but got stuck with 2 that were condemned.

I suspect $100k will be at least $20k short if your permits and fees are accurate and not doing owner builder.   

I effectively got it for free and was able to make some renovations as well, now this property cash flows and has great tenants.

We shut that down just short of 1m in sales. 

If you proceed with optional Repairs/upgrades you will likely bust budget (hopefully not as bad as we did), but should have years of trouble free service.  

Think I may be in the market shortly looking for another project. 

On the other hand, hard money lenders can be more flexible with down payments and its about 10-15%, this frees up your capital for renovations.
