I did spend about 17K on repairs so that doesn't fit your current budget but just showing that I bought one for 0 down and did all the work myself.It can, will and does happen brother.

In areas with limited parking you may be able to charge addition fees for parking, pool/fitness access etc.

I'm personally biased towards Cleveland, Ohio as I'm a resident and familiar with the area, but other midwest cities fit the description too.And his point about having trustworthy team members on the ground can't be repeated enough.

I should admit that I am spending too much time going through forums discussions, listening to podcasts since I came across this forum recently & I believe by doing this exercise, I gathered so much valuable information.I am interested in purchasing SFR ( around $150K) in and around Katy area near Houston in Texas.I am primarily looking at properties either ‘Buy&Rehab&Hold’ or ‘Buy&Hold’ (like to start purchasing with 1 or 2 properties with a goal to purchase 1 SFR per month in year 2015 if we get good deals).Please let me know if you do have any that might fit my requirement and we can go from there.

If you can't find a multi-family property that fits your investment criteria then you might want to look at other property types.  

There are going to be differences and one might be a better fit that the others.
