I'm looking for a few lenders I can team up with to cover those.When I called, I was looking for a lender who could take good care of one of my clients in a state I don't service.

Looking to build a well rounded team that is strong and knowledgeable. 

My team and I have not purchased a rental/vacation property (yet) and I wasn't sure that reading these posts would be helpful but.... yes, indeed.  

I'm of the opinion that we will keep on the 3% appreciation rate that we have for some time unless we get an influx of high paying jobs on a scale of the amazon headquarters thing. 

I have a lot of luck with twitter and facebook...also teaming up with local business. 

With how connected we all are today, I am sure staying in touch with your team is easier and easier.

And if B&N is selling at 20-25% above Amazon, then does that mean that a 20-25% mark-up from one seller to another (like an investor purchasing and then reselling) isn't unreasonable? 

You must have a good team around you that knows what they're doing to make each deal easy and worry-free.  

I had a lawyer take a look at the paper work and she advised me to save money and use premium title but now as things are slowly starting to get drawn out I'm thinking I should have run title with my own team. 

It should all be public record.Always have a good real estate agent on your team for comps and other services.
