They have always booked up last minute but even in the winter they stay busy. 

If you're trying to fill it right now, consider a 6 month lease to start so it can be turned over during a more desireable rental market in the summer vs. signing a 12 month and having it turnover in the winter again - most people don't want to move this time of year and the applicants tend to be those who are displaced or in tough spots/desperate.Double-check your HOA requirements on rentals, just be sure you're doing what is required of you as a landlord in an HOA. 

Yep its slowing, and its winter which isn't helping currently its 0 degrees here.

The delay put us into the middle of the winter & it sold during a snow fall BUT we did make a very nice profit regardless.

We purchased the house in winter and we built wooden steps to make it safe/operable and because the weather wouldn't allow us to do masonry right now.

Winters can be tough to find tenants, particularly around the holidays.

Did you job transfer or just decide you had enough of the winters?  

It gets rather cold in Minnesota in the winter (and sometime spring and fall) and we have found that tenants really prefer carpet in the bedrooms.

This past year was a 20 year bad winter.
