You are going to find a good yield.

There are other places where high yield can work without creating excessive headaches. 

Other than that, the property was cheap, and I completed the rehab, which came out beautiful, and I now have a buy and hold with total costs of 86% of ARV, which yields 2%/mo gross rental income.

The investment cost is lower compared to A Class properties, making them more accessible to some investors.Disadvantages: While B Class properties have decent potential for rental income and appreciation, they may not yield as high returns as A Class properties.

For mortgage rates, I personally see them bouncing around a bit - they could get as low as 5.5% if the 10-year stays low, but as the yield curve normalizes, I think it is more likely that we end the year with rates in the 7s than the 5s. 

Thankfully, CL still yields about 50% of my qualified applicants.If Zillow is going to charge me $10/week AND make me manually re-distribute my ad content to each "one-click" lead individually, I am going to give FB marketplace a try. 

Less work that managing a rental or a flip and the difference between the rate you lend at and the rate you borrow at could still yield you a nice profit with a lot less work.

I found a place in the Fairview Shores area is this area too far to bring in high yields for a STR?

It seems like it would have a lot of the same positives that a market like Memphis or Indy would have in terms of population growth, rental yield, etc
