It takes more time to research city liens than it does to buy a list from list source.

Several listings on MLS only have one picture.

I would call every wholesaler in your area and have them add you to their buyer's list! 

So, if I own a property and want to sell it, I can't simply list it?

I am obviously looking for an off market deal or a pocket listing.

List the people you paid money to in order to assess the property,  as vendors, and pay them as you would any normal vendor via the checks you wrote to them.

Deals can be found in "No Interior Inspection" properties if I catch the occupant early on (like day-of-listing), but otherwise, our REO properties are bid up too high for the risk taken and condition.
