They felt overwhelmed so they took the ad down and relisted it at $2400 per month and got eight inquiries and was able to pick a tenant that they are very happy with.I agree a lot can happen in a year but that is why as landlords we need to screen, have reserves, and keep open lines of communication with our tenants.

My communication with contractors is not even close to automation and I usually have to do reasonable planning on a Gantt charts, then manually write up contracts.

But I am not ok with the way how this communication handled.So, yes, it's a personal conflict that i will not accept from my representative, and second - she is putting my deal in jeopardy, pushing me to close when I ma logistically unable (need fore time for funds transfer since it's cash and it's in investment account) and she puts my deposit at risk by not complying to my continuous requests to file the extension.I just had to email the listing agent and ask for the extension or termination, as I don't see another way to resolve it.

I remember when an ad in the Sunday paper cost way more than that and was the only real advertising option.Those few owners that value management services are looking for consistent communication about what's going on with their properties, proper documentation for all charges and professionalism.

The general rule is you need to have several conversation or communications with the 506b sponsor before they can offer you a specific opportunity. 30 days is a general rule of thumb  Hope this helps.

January & February 2021 - Spent time trying to have our PM coordinate with seller’s PM to recover the occupancy back to 95% + / In the meantime, communicated to the seller to extend the closing another month but was refused, and ended up getting 2 week extension until the end of March / We got the occupancy back to where we were / Towards the end of Feb, we had another major deal structural change by creating another class of share with much higher return but with 6-figure minimum to attract more investors / We decided not to pursue the supplemental together with the loan assumption / PPM and OA amended, reviewed and implemented.
