In and out within 2 month  this is more of a normal pattern... put % returns in your market are far higher than west coast market .you can make 100 200 300k but those are 1 to 3 m illioin dollar flips so risk Is substantially higher.

USDA is for mostly West Jersey typically rural areas but did you check the eligibility in the USDA website you can see which towns and cities USDA covers this can be very helpful.

These are generally condos and are a bit more expensive than properties inland but can give you a good return if you are in a good location and have a good management company.I own some long term rentals n the Tampa area and they have some nice beaches in clearwater and along that coast but you may be better talking with a local realtor who works with rental properties.
